I priced buildings before I ever leased one.

Philosophy at UCLA, a master’s, doctoral work at Irvine. I still read a lease the way I was trained to read an argument — find the line that’s actually doing the work.

Then I sold land for building — 200+ buildable lots in Southwest Florida, to builders. Then I ran construction: houses, land through permitting, a crew. I know what a build-out costs because I used to write the checks.

Then I wrote capital reserve studies for a living. More than four hundred buildings, $250 million in assets. You learn where the money goes over thirty years, not just what the rent is this month.

I joined CARR in March 2026 to represent healthcare practices as tenants and buyers — only. Licensed in Washington and Oregon, based in greater Seattle. I publish The Med Space Report for practice owners around Puget Sound. I’m a member of the Washington Rural Health Association.
